HOW TO AVOID THE MONEY PIT
With the current market of quick home buying, it is crucial to be an informed buyer.  Homebuyers often find themselves making knee jerk decisions about the most important purchase of their lives.  Utilize the expertise of a certified, licensed and insured home inspector to point out potential problems that exist with the home.  Take the time to educate yourself of the pit falls.  Also, for a very reasonable cost, you can purchase a home warranty regardless of the age of the home.

Top 5 Money Pit Issues:

  1. Termites:  In most states, there are requirements for a termite inspection before going to closing.
  2. Mold:  You can have a mold inspection.  Sometimes freshly painted walls in the basement could be a cover up for a nasty mold problem.  Ask for a mold test.
  3. Bad workmanship:  Always make sure that all existing work within the house has been permitted and inspected.  You would not want to inherit someone else’s problems.
  4. Heating and Air Conditioning:  Check all air systems to insure that they are in working order.  If it is the dead of winter check the air-conditioning, if its summer, check the heat.
Ask the owner if they have had any habitual problem with the house.  “Has there ever been a problem with _____?” (fill in the blanks.)  If they have had problems then ask follow-up questions to learn more about the problem and what they have done to correct it.
